Chesterfield Waterside

One Waterside Place

Chesterfield Waterside is one of the largest regeneration projects in the UK

It is an innovative and sustainable £340 million high-quality, mixed-use, sustainable regeneration scheme. Chesterfield Waterside is being delivered in the public/ private partnership Chesterfield Waterside Limited, which comprises Bolsterstone Group PLC, Chesterfield Borough Council and Arnold Laver.

Chesterfield Waterside has risen from the remains of the old Trebor factory, and also the former Arnold Laver site to the immediate north of the town centre. The 40-acre site straddles the River Rother and Chesterfield Canal alongside the A61.

Perfectly located with excellent connectivity

The site capitalises on Chesterfield’s central UK position and its proximity to Chesterfield Train Station and major road networks.

Chesterfield Waterside’s masterplan comprises five character areas. These are Basin Square, Waterside Quarter, Waterfront, Riverside East and Station Place.

The first phase of private residential development is nearing completion and has been delivered by Avant Homes. The scheme provides 177 high-quality homes at Waterside Quarter, which is located on the former Arnold Laver timber yard site off Brimington Road. All the homes within the site sold very quickly. Furthermore, most were sold off-plan – a testament to the appeal of Chesterfield Waterside.

One Waterside Place is the first commercial element in Basin Square. The building delivers circa 35,000 sq ft of Grade A office space on floor plates in excess of 5,500 sq ft. The project was also forward funded by Chesterfield Borough Council and completed in October 2022.

Drawn by the high quality office space and also proximity to Chesterfield Train Station, One Waterside Place has proved a huge success. The fully-let offices are occupied by BHP Accountants, Varley Clothing, and Rosewood Wealth Management.

With residents and businesses now based at Waterside Quarter and Basin Square, Chesterfield Waterside is becoming the ultimate destination to live, work and play. Furthermore, the scheme is delivering a thriving and successful new part of the town centre.

In addition, the next phase of Basin Square will seek to deliver a hotel, multi-storey car park and residential accommodation, centred around the new canal basin and a pedestrianised public realm.

When complete, the Chesterfield Waterside development will include:

  • A new mixed-use community with contemporary housing and apartments delivered as part of the masterplan
  • Retail and leisure uses situated adjacent to a new canal basin and public square
  • A network of open spaces alongside a rejuvenated Chesterfield Canal and River Rother
