Andrew Byrne, Property Development Director of The Devonshire Group, kicks off the video at the Mastin Moor investment on the northeast side of Chesterfield. The ambitious project includes 650 new homes, later living facilities, a new local centre, and approximately 50 acres of parkland. Byrne says Chesterfield is a great place to invest and closes the film by praising the town as a great environment in which “to live and to work and to play.”

Andrew comments: “Chesterfield is a great place to invest. The population of Chesterfield is estimated to grow by about 9,000 between now and 2035. Those people are going to require homes. So it’s important that we start that process as early as we can.

“It is a thriving market town, it’s a good sized town, it’s got good education, and it’s got that playground of the Peak District National Park on its doorstep.”

Avant has successfully sold all 170 new properties on the development, proving Chesterfield’s appeal. Staples highlights Chesterfield’s abundance of amenities and excellent transport links.

Speaking on-site at Waterside, Jack said: “We’ve got just over 170 new properties. We’ve just sold our final homes on the development. In terms of amenities, transport links, Chesterfield offers a lot, but without that city price tag.”

Emma Liversidge, Land and New Homes Manager at Redbrik, emphasises the charm of Chesterfield as a historic market town with a village atmosphere. She notes the community’s friendliness, making it an attractive family destination.

“Every corner you turn in Chesterfield, there’s a new development popping up. It is a historic market town, but I think it does have that sort of village atmosphere. Everyone’s very friendly, everyone knows each other, which attracts families to the area. There’s quite a lot of commuters that are settling in Chesterfield, because it’s got the good schools, it’s on the edge of the Peak District, but mainly it has really good transport links.

Tom Ward, Sales and Marketing Consultant at Redbrik, sheds light on the influx of hybrid workers relocating to Chesterfield from London for the town’s affordable housing. He commented: “With Chesterfield having a train to London we’ve had a lot more people moving from London, maybe they only need to be in the office for one day a week. So it’s easy to come up here, we’ve got housing that’s more affordable, but you can still have that connection.”

Jamie Wajs, Managing Director of LimeLiving Estate Agents, echoes Ward’s sentiments when talking about Chesterfield’s growing appeal with the rise of hybrid working and flexibility. Wajs notes that many people who previously moved away have returned, recognising Chesterfield’s proximity to major cities and its convenient Peak District National Park access.

Jamie said: “We’ve seen relocation being at the forefront really of the majority of buyers coming in. We are finding also that, since the pandemic, hybrid working has come to be a lot more popular now and flexibility, and that people have come back to Chesterfield as well that have previously moved away. I think when you look at what’s around us here, we’re not too far from any of the major cities, but then you’re only minutes drive from the Peak National Park.”

Residents invited to shape Chesterfield Borough Council’s new housing strategy

Residents in Chesterfield are being invited to have their say to help shape a new housing strategy – designed to improve the delivery of housing services across the borough.

Chesterfield Borough Council is consulting with residents and stakeholders to understand what they feel are the main challenges and priorities are for housing as it develops a new Housing Strategy (2023 to 2027).

The housing strategy will be used to outline what the council will do over the next four years to improve the delivery of new homes in the borough, improve the standard of existing homes, and help people find a home that meets their needs.

Residents have until Monday 25 September to complete the online consultation and share their views.

Councillor Jean Innes, Chesterfield Borough Council’s cabinet member for housing, said: “Housing is a hugely important topic for everyone, so it’s important that we listen to the views of our residents and give them chance to have their say.

“To ensure we are reflecting all views and recognise the diverse range of housing needs, I strongly encourage as many people as possible to complete the online consultation and help us to develop the new housing strategy.

“The housing strategy aims to set the scene to ensure that we have appropriate housing in all areas and across all tenures to meet the housing needs of the people of Chesterfield.”

Recently rated the 2nd best place in the UK to raise a family, Chesterfield has a broad range of contemporary and traditional housing. The town is ideally located in the centre of the country, with excellent transport links via road and rail, sat in close proximity to several major UK airports.

New housing scheme in Clay Cross offers “save to buy” scheme for local tenants

35 new homes are being developed in Clay Cross, offering a flexible option for local tenants looking to get on the property ladder.

Six two-bed houses and a three-bed home were on display to the public recently, to showcase the new development at Clay Lane.

These homes have been built in partnership with North East Derbyshire District Council, Rentplus, and Woodall Homes, helping fill the need for affordable quality homes in the district.

The scheme is the first affordable rent to buy scheme in NE Derbyshire. Tenants move in with no deposit and pay an affordable rent (which includes all repairs and service charges) which gives tenants the opportunity to save towards a future mortgage.

At key pre-set points at years 5, 10, 15 or 20 they can buy their home and are given a 10% sum from Rentplus towards their savings. The average total household income of tenants on the scheme is £33,000 and the properties have been allocated to local residents, mostly key or essential workers. who otherwise would have struggled to purchase a property on the open market.

Steve Collins, CEO of Rentplus explains why affordable rent to buy schemes are needed: “With the average house price for first-time buyers in North East Derbyshire over £211,000, many working households on lower or middle incomes are locked out of home ownership as they are unable to save enough for a deposit, even though they could afford mortgage repayments.

“Tenants move in without paying an initial deposit and then rent their home at an affordable rent (which includes all repairs and service charges) for between 5 and 20 years whilst they save. When ready to buy, they receive a gifted deposit of 10% from Rentplus towards their savings”

North East Derbyshire District Council Leader, Councillor Nigel Barker said: “I’m delighted to see such a fantastic scheme for some of our wonderful residents, who will be moving into these brand new houses in the coming weeks. In our Council Plan, we have demonstrated our commitment to increasing the number of affordable homes in the district in the years to come.”

MP Lee Rowley has also welcomed the scheme: “I’m very impressed with what I have seen today and I’m looking forward to seeing people move into their Rentplus home. They key thing is to give people choices: whether to rent or to buy, or something in-between. What’s so good about this is that it allows people to become homeowners in the medium or long term but doing it in a way that helps people in the short term.”

A Chesterfield Estate agency has once again been recognised as one of the best in the UK, achieving the prestigious ESTAS ‘Standard of Excellence’ for the fifth year in a row.

First homes set to be completed at new Chesterfield housing development this November

Dozens of new homes are soon set to be available on a newly-regenerated site in Chesterfield, with some properties available on the government-backed Help to Buy scheme.

Walton Peaks is a collection of 35 detached and 22 semi-detached houses for sale in the town, comprising 6 two-bedroom homes,  38 three-bedroom homes and 13 four-bedroom homes for open-market sales through Linden Homes.

The shared ownership and rented element of this development is made up of 46 further plots, of which 35 are shared ownership and 11 are rented.

The scheme involves the regeneration of a brownfield site to provide much-needed new homes, including shared-ownership and Help to Buy homes that will help first-time buyers and young families onto the housing ladder.

The development includes a play area in the development and attention to biodiversity through installation of bat boxes, swift boxes, swallow boxes and a hedgehog highway.

Houses on the development have been on sale since July 2021, with first completions expected this November. The site is expected to fully completed around Spring/Summer 2023.

Linden Homes is hosting a Help to Buy information event this Saturday and Sunday, 16th and 17th October, from 10am to 5pm which will provide people with more information about the scheme.
