Offices at One Waterside Place now fully occupied

Less than 12 months after completion, all six floors of office space at One Waterside Place are now fully occupied, as new tenants move into the building.

The flagship office development, owned by Chesterfield Borough Council, has welcomed Rosewood Wealth Management and another international company, both expanding their presence in Chesterfield. They join BHP Chartered Accounts and Varley which already occupy space in the building.

Councillor Tricia Gilby, leader of Chesterfield Borough Council and cabinet member for economic growth, said: “We invested in One Waterside Place during the pandemic and it was a key element of our economic recovery. To have now fully let the office spaces within the first year of opening shows how our economy is growing and demonstrates how we can compete with the cities around us to attract both investment and jobs.”

Chesterfield Champions collaborate to bring new office space at One Waterside Place to life

Rosewood Wealth Management has worked in partnership with local company, We Are Spaces to design a vibrant new office space for their new premises at One Waterside Place.

The finance firm has announced a move to the town’s new seven-storey office building, having previously operated from an office on Brimington Road.

Rosewood teamed up with Amy Revell, Director at We Are Spaces Ltd, a firm which provides customised furniture and fit-outs for companies, to ensure they can work in the best environment possible.

Amy, who is a member of the Chesterfield Property and Construction Group, explained how pleased she was to be involved in the project:

Planning application approved for new homes at Chesterfield Waterside

A planning application for more than 100 houses, along with more than 40 apartments at Chesterfield Waterside has been approved.

Following the submission of a detailed planning application in summer 2022, Woodall Homes has secured permission for a residential development and two commercial units as part of the regeneration scheme.

The residential development features 103 contemporary homes and 41 apartments, comprising a mix of one, two, three and four-bedroom properties, to suit a range of lifestyles and buyer needs.

Darren Abbott, Planning Director at Woodall Homes said: “We are thrilled that our Chesterfield Waterside application has now been approved.

“Sitting alongside the River Rother corridor, this development will transform the local area with modern, bespoke and energy-efficient properties plus comprehensive landscaping proposals, which include a linear riverside park with trim trail and a natural habitat edge that will provide a significant net gain in biodiversity.

Chesterfield Waterside developer takes prestigious regional award

The company behind the multi-million pound Chesterfield Waterside regeneration scheme has won a prestigious regional award for another project in nearby Sheffield.

Bolsterstone Group PLC, based in our town scooped the Property Deal of The Year accolade at the Insider Yorkshire Property Industry Awards 2023 (21 September).

It recognises the £150 million of investment which was secured from Legal & General by regeneration specialist Bolsterstone in order to bring forward the first phase of the £300 million West Bar scheme in Sheffield City centre.

Held at New Dock Hall in Leeds, the Insider Yorkshire Property Industry Awards were hosted by world-cup winning former rugby union player Kyran Bracken MBE.

Judges of the awards acknowledged that the ‘West Bar development will be transformative for Sheffield.’

Peter Swallow, Managing Director of Bolsterstone Group PLC and Chair of Destination Chesterfield, collected the award at the black-tie event.

He said: “I am delighted that West Bar has been recognised. We are immensely proud of what we have achieved in conjunction with our partners. West Bar is a truly collaborative scheme that will deliver lasting and far-reaching change to Sheffield City centre.”

The Property Deal of The Year award is one of a number of awards that Bolsterstone’s projects have been shortlisted for in 2023.

The large floorplate grade A office – One Waterside Place – at the £360 million Chesterfield Waterside regeneration scheme was recently Highly Commended in the Regeneration and Restoration Project of the Year category in the 2023 East Midlands Property Awards.

Like West Bar, Chesterfield Waterside is a large-scale regeneration project. It is through its public/private partnership model that Bolsterstone is transforming cities and communities throughout the region, creating new places to live, work and invest.

How is Chesterfield creating quality urban spaces for future work and play?

Town centres across the UK must evolve as people demand more experiences and better accessibility. In Chesterfield, several projects are moving forward to improve the look and feel of our key spaces, known as the public realm.

At this point, you might be thinking – ‘What exactly is the public realm?’ In simple terms, it encompasses all publicly owned areas outside of buildings, such as streets, squares, parks, and pedestrian zones. These spaces act as the backdrop for our daily lives, providing settings for social interaction, leisure, and recreation.

Revitalising the Heart of Chesterfield

We will all see major changes to our town centre over the next couple of years. That is because Chesterfield Borough Council has secured £25m in Levelling-up Funding from the government.

A significant portion of this funding will be spent on improving the public realm in the town. We will benefit from enhancements to the Market and New Square, including more seating, improved lighting, refreshed paving, and a new market layout with modern stalls.

Councillor Kate Sarvent, Chesterfield Borough Council’s cabinet member for town centres and visitor economy, said: “Revitalising the Heart of Chesterfield will improve the look, feel and flow of public spaces across the town centre. We want to celebrate our heritage whilst ensuring the town centre is an attractive place to live, work and visit.

“The improvements aim to encourage people to spend more time in this area, as well as creating enhanced flexible event space to boost visitor numbers.

“Elsewhere, improvements to the public realm will be made along Burlington Street, Rykneld Square and Corporation Street where paving, planting and lighting will be improved.  This will create an enhanced visitor experience when travelling to the market from the railway station and will also support the businesses situated along this route.

“We have already made a start towards this vision with works on Packers Row. This area demonstrates the high standards we are aiming for across the town centre. We expect works to start on the Market area during Spring 2024 with the entire project complete by March 2025.”

One of Chesterfield’s flagship regeneration schemes, The Chesterfield Waterside project is beginning to come to life.

A new seven-storey office development is now open, with firms such as BHP and Varley operating from there.

But that’s not all!

New homes and leisure spaces will bring a key area close to the railway station back into use.

Speaking on Chesterfield Waterside’s ambitions to create a vibrant public realm for the area, Tom Swallow, Development Manager at Bolsterstone Group commented: “One of the main aims for the regeneration at Chesterfield Waterside is to deliver a truly sustainable development in which people can live, work and ‘play’.

We are looking to do this through the creation of new public squares, footpaths and shared surface roads which encourage people to walk rather than drive.

“High-quality public realm also supports retail and leisure trade. It drives footfall as occupiers look to locate to areas which complement their business in a safe environment. To achieve this, we’re focusing strongly on landscaping and design during the planning stages. The aim is to draw people to Chesterfield with unique a unique offering. The public realm is the key to unlocking this.”


Elder Way

The Chesterfield Elder Way scheme is breathing life into the town’s famous former Co-op department store.

This area has already seen major improvements – from modern paving to the addition of nature. It has been designed to give the northern entrance to the town centre a modern feel. BSP Consulting explains how they have collaborated with partners to transform Elder Way.

Carrie Booth, Business Development Manager at BSP said: “BSP has recently been a part of the team that completed a key public realm project in the town. This involved works to the whole length of Elder Way, along with its junctions with Saltergate and Knifesmithgate. The work was part of the wider Northern Gateway regeneration scheme.

“BSP worked alongside Danaher & Walsh, who were appointed by Chesterfield Borough Council to carry out the public realm and highway works.

“The recent scheme that our engineers were involved in included reconstruction of existing footways and paved areas. It also included the introduction of trees, pavement widening, taxi rank improvements, and a range of formal and informal pedestrian crossing improvements.

“We worked on de-cluttering the street scene, adding new bus shelters and re-positioning bus stops on Elder Way. Furthermore, we implemented new street furniture, improved the design of loading bays, and carriageway resurfacing.

“Making the town more accessible to residents and visitors will play a key role in its future regeneration. As a result, Chesterfield’s economy will be boosted, attracting future economic growth and creating more jobs. We are excited to be part of the team regenerating the local area.”


Chesterfield Station Masterplan

Plans to transform Chesterfield Station and the areas around it will ensure a bright and inviting welcome to everyone.

The Chesterfield Station Masterplan centres around a new transport hub, capitalising on the benefits of Chesterfield’s proximity to nearby cities.

Chesterfield Borough Council is partnering with Aecom and Whittam Cox Architects on the proposals.  View the plans in more detail here.

The plans include a new public boulevard for pedestrians and cyclists, leading from the station to the town centre. In addition, those walking to and from the town centre will benefit from a new footbridge over the a61 bypass.

“This approach to integrating materials and accessibility features enhances the urban fabric and further solidifies Chesterfield’s status as an increasingly desirable destination.”

One Waterside Place office development opens in Chesterfield

A major regeneration scheme in Chesterfield has announced the opening of a brand new six storey office development. One Waterside Place, part of the flagship Chesterfield Waterside development, was officially opened on Thursday 26 January by Chesterfield Borough Council.

The impressive new building, which has become a striking new feature of the local skyline, features six floors of ‘Grade A’ office space with a ground floor retail unit and has already drawn in new investment to the town.

Accountancy firm BHP moved into the building in November 2022, and were closely followed by leading woman’s leisurewear company Varley in January 2023.

Councillor Tricia Gilby, leader of Chesterfield Borough Council, said: “The opening of this new development is a key milestone for the £340 million Chesterfield Waterside regeneration project. One Waterside Place represents our ambition to build a thriving borough and create new opportunities for our residents.

One Waterside Place sits within the £75 million first phase of the Basin Square neighbourhood of the £340million Chesterfield Waterside regeneration scheme. Once complete, the Basin Square neighbourhood will also comprise 320 Built-to-Rent apartments, a 400-space multi-storey car park, a 140-bed hotel, retail and leisure units.

This area will be landscaped to a high quality standard with the canal basin being at the heart of the scheme, creating a great environment to spend time in on the edge of the town centre alongside a central community hub for occupiers and residents of the Chesterfield Waterside scheme.

The canal basin site has been brought forward with support from the South Yorkshire Combined Authority Infrastructure Fund. One Waterside Place was funded by Chesterfield Borough Council.

BHP becomes first tenant at flagship One Waterside Place in Chesterfield

Leading North Derbyshire and Yorkshire accountancy firm BHP has moved into Chesterfield’s most sought-after address at One Waterside Place.

BHP is the building’s first tenant and takes one floor in the six-storey building, relocating from its current site on Saltergate in Chesterfield town centre, which they occupied for more than 30 years.

The new office will be home to more than 70 BHP employees across its Personal and Corporate Tax, Healthcare, Audit and Accounts, and Payroll teams.

The ‘Grade A’ 5,550 sq ft office space boasts state-of-the-art office facilities, breakout spaces, meeting rooms, a café/bar area, modern kitchen, LED lighting, air conditioning and cycle parking.

“When it comes to investment opportunities, the town has everything covered”

Peter Swallow, Chair of Destination Chesterfield has given his views on regeneration and investment across the town, following the successful Chesterfield Investment Summit 2022.


The content of the ‘Invest In Chesterfield’ event never fails to impress and this year was no exception. Once again, to a packed room, we heard how Chesterfield continues to punch above its weight.

This is a much-used term when it comes to describing our town, but it is accurate. The level of regeneration and new developments happening in Chesterfield right now surpasses most towns and even some cities.

More than £1billion is being invested in projects across Chesterfield, from social and private residential developments and office accommodation to industrial and leisure developments and retail. When it comes to investment opportunities, the town has everything covered, making it in attractive proposition.

However, there is no denying that tough times are upon us. The UK-wide energy crisis and rise in the cost of living has severely impacted families and businesses.

There is talk of recession but let’s not forget, it was during the last recession that the successful Destination Chesterfield campaign was launched in 2010 to market the borough and attract investment, and this has proved very successful.

As the former leader of Chesterfield Borough Council John Burrows said in 2012: “We could have chosen to bunker down and ride out the recession, but we didn’t. We chose to be proactive and forge ahead with our marketing plans.”

Destination Chesterfield has been instrumental in putting the town on the national and international investment map, ensuring that Chesterfield emerged from the recession stronger, with new employers, businesses and projects.

This forward-thinking approach to creating jobs, homes and opportunity for the people who live in Chesterfield very much remains at the heart of council policy today.

Consider more recent history. During the pandemic the Council invested in office accommodation at the Northern Gateway Enterprise Centre and One Waterside Place, placing the town in an excellent position to benefit from the demand for high quality, modern workspace post Covid.

In addition to numerous private residential developments, during the pandemic work also got underway on ‘the biggest council housing development in the Chesterfield borough since the 1980s.’ The 21 brand new properties at Badger Croft in Loundsley Green represent a fine example of Chesterfield Borough Council’s commitment to increasing the supply of affordable and accessible homes across the town.

When you consider that nearly 90% of local authorities failed to complete a single new-build council home by Q3 of 2021, this is a remarkable feat.

We have seen significant opportunities created by regeneration projects in and around the town centre and at Markham Vale. But there is more to come, a lot more.

Investment in Staveley is set to redevelop and regenerate former industrial areas, bringing with it new homes, jobs, leisure amenities and opportunity.

Recession or no recession, Chesterfield is a borough that won’t stand still. Watch this space.

Regeneration Award shortlist announced for Love Chesterfield Awards 2022

Construction projects across Chesterfield are paving the way for the regeneration of the borough, but only one will be named the winner of the Regeneration Award at the 2022 Love Chesterfield Awards in association with Entire FM – Complete Facilities Management.

Badger Croft, Belvedere House and One Waterside Place have all been selected as finalists for the Regeneration Award – sponsored by BHP Accountants – for their innovative developments.

Badger Croft is described as the ‘largest council housing development in a generation’ in Chesterfield. The £4.1m development has seen 21 brand-new properties constructed on the former Brockwell Court site in Loundsley Green.

The development is providing families with modern homes that have been designed for a more eco-conscious lifestyle. Increased levels of insulation throughout and electric vehicle charging points have been installed on properties with driveways to support lower carbon transport options.

Gary Holmes, Contracts Manager at Henry Boot Construction commented: “We are delighted that Badger Croft has been shortlisted for the Regeneration Award. We have a long-standing affinity with Chesterfield; we’re based just up the road in Dronfield, and a lot of our people were born or live in Chesterfield.

“With Badger Croft, we have increased the supply of affordable homes available and transformed a former brownfield site, enabling 21 local families to move into their new homes. We have also worked hard to give back to the wider community by working closely with Holmebrook Conservation and Improvement Group to enhance landscaping works and boost biodiversity.”

Belvedere House Care Home, built by Crown Care Group and located on St Augustine’s Rd, provides care services to its residents and luxurious living accommodation. With 64 bedrooms and a range of facilities for residents to enjoy, including a cinema, tearoom, bar and brasserie, garden room, hair salon and extensive landscaped gardens.

The care home opened its doors earlier this year and has generated up to 50 jobs within the local area.

Shiva Sheikholeslami, Care Home Manager at Belvedere House commented on being part of the final three for the Regeneration Award: “This selection reaffirms that our brand-new care home has positively impacted the Chesterfield community. This means a lot to us; it’s humbling and reassuring.

“We feel positive and assured to witness businesses flourish, areas develop, and new life spread throughout the region. Through regeneration, Belvedere House looks forward to sustainable development and prosperity – we are excited and lucky to be able to experience this growth.”

One Waterside Place will be a landmark building as part of the £340 million Chesterfield Waterside development, creating jobs and modern, high-spec office space for businesses to occupy.

The office accommodation within Basin Square has been designed to a Grade A specification which incorporates BREEAM Very Good Rating, LED lighting and two passenger lifts. They will also provide cycle parking facilities on site, encouraging a greener commute to work.

The requirements for the award include either a single business or a collective of businesses that have supported or delivered high quality spaces through regeneration, refurbishment, redevelopment, or improvements to the built environment within a 6-mile radius of Chesterfield town centre.
