Affordable green homes now open in Clay Cross

A scheme of 11 new affordable-rent homes has been officially opened in Clay Cross.

At the opening, visitors from North East Derbyshire District Council visited the development to take a look at the new energy efficient homes which they helped to fund.

This gas-free development consists of 11 two bedroom houses and bungalows, all for affordable rent which will be managed by NCHA and let through NEDDC’s Rykneld Homes system.

The development, designed by Pelham Architects, is in keeping with the local built environment, building on the positive characteristics of the area to provide a responsive and sustainable residential scheme.

Funding from North East Derbyshire District Council has ensured that the housing meets an enhanced EPC A rating. With solar panels, under-floor heating, air-source heat pumps and high-end insulation, these homes will deliver both a low carbon footprint and help reduce energy costs for the new residents.

Claudine Edwards, New Business and Development Manager for NCHA commented: “It’s fantastic to visit the site and take a look around these new homes.

“As part of NCHA’s commitment to developing environmentally sustainable homes and communities, this gas-free site is full of green energy solutions and will offer lower energy costs for the new residents.” She went on to thank partners in the build, Modus Partnerships for “their work in helping us to bring our vision to reality.”

The new homes are fully occupied and a new community is beginning to take shape.

North East Derbyshire District Council Leader, Cllr Nigel Barker said; “We are really proud to have been able to contribute to this innovative and exciting new housing development in partnership with NCHA.

“The 11 new affordable homes for rent are highly efficient, helping to lower the energy bills for the families who will call these properties home.

“We have committed in our Council Plan to building more affordable homes for rent across the district and developments such as this one with NCHA is exactly what the district needs.”

The development, costing around £2.3m, was funded by NCHA, Homes England and NEDDC. The homes contribute towards NCHA’s Strategic Partnership with Homes England to deliver new, affordable homes across the East Midlands and East of England.

Peak Architects shortlisted for prestigious design award

Peak Architects, a firm in North Derbyshire and member of Chesterfield’s Property & Construction Group has been shortlisted for a national award.

The company is among the finalists for the Private Housing category at the Bulding Design Awards. The entry focused on large-scale housing developments across Derbyshire and South Yorkshire.

One of the developments which the company has been shortlisted for was Riber View in Matlock. The company provided a contemporary, high-quality space that is sensitive to the traditional stone facades in Matlock, whilst also benefitting from modern sustainable solutions. The scheme gets its name from its outlook to Grade II listed Riber Castle.

Construction progressing on major cold store expansion for Magnavale

Magnavale, one of the UK’s leading providers of temperature-controlled storage, has announced that its development currently taking place at its Chesterfield cold storage facility has made significant progress, and is on track to be completed in late 2024.

Since breaking ground in February 2023, construction of Magnavale’s Chesterfield cold storage expansion has progressed smoothly. As of August 2023, the company reports that the steel framework is now complete, and the installation of insulated wall and roof panels is also nearing completion.

A Magnavale spokesperson said: “Over the month of September, the construction crew will be finishing the roof membrane and intumescent painting of the new steelwork. Concurrently, work will commence on the small plant rooms and internal services including electrical, plumbing, refrigeration, and other systems.

“On completion, the expansion will add a significant 25,000 pallet positions to the cold stores’ existing capacity of 44,000, bringing the total pallet capacity of the facility to 69,000, making it one of the largest cold stores in the area.

“This expansion will not only accommodate the increasing volumes of Magnavale’s existing customers but also open doors to new customers wanting to utilise Magnavale’s temperature-controlled facilities and value-added services.
The facility features one of the most comprehensive portfolios of value-added services, encompassing, blast freezing, microwave up-tempering and contract packing.

“Coupled with its strategic location, just off the M1, Magnavale Chesterfield is extremely desirable for food manufacturers that wish to cut unnecessary cost, risk, and complexity from their cold chain.”

£100m to be invested in council housing across Chesterfield

Around £100m is to be spent on improving council homes across Chesterfield over the next five years – as part of Chesterfield Borough Council’s continued commitment to enhance the borough’s housing offer and meet the needs of residents.

Councillors agreed to the ambitious Housing Capital Programme at a meeting of full council on Wednesday 22 February.

The Housing Capital Programme sets out the investment priorities for 2023/24 and the medium-term investment through to 2027/28 to ensure that the council can continue to meet the decent homes standard, further improve the energy efficiency of its houses, and provide good quality, affordable and accessible homes for people in Chesterfield.

Modernisation and refurbishment of the council’s existing homes continues to be a key focus of the council’s programme of works throughout 2023/2024.

Over the next 12 months, the council will be delivering improvements to kitchens and bathrooms, carrying out roof and window replacements, and making necessary adaptations to properties to help older people and disabled people to remain living independently in their homes.

Further fire safety improvements will also be made and additional investment will be made to help tackle damp and mould in homes.

The ongoing block refurbishment programme will continue, with more blocks of flats set to benefit from a facelift. Environmental works will also see fences, gates and footpaths upgraded to improve the overall appearance of local neighbourhoods.

As well as investing in its existing properties, the council recognises the need to build and purchase new homes to help meet the increasing need for good quality affordable housing in Chesterfield and replace homes sold through the Right to Buy scheme.

As part of this commitment, the council has committed more than £30m to increasing the housing supply across the borough. This includes plans to build 96 new homes, with housing developments at Middlecroft, Westwood Avenue and Markham Court.

An additional 35 new-build homes are also set to be purchased by the council from developers on Newhall Road and Linacre Road.

In response to the climate emergency that was declared by the council in July 2019, the council is also committed to ensuring that all of its homes are energy efficient – allowing Chesterfield to become a low carbon, resilient and sustainable borough. This commitment will be reflected within all capital projects.

Councillor Chris Ludlow, cabinet member for housing, said: “Our aim as always is to enhance Chesterfield’s housing offer so that people of all ages can find, and live in a quality home they can afford. Our capital programme shows that we are committed to improving our housing stock to ensure it meets the needs of the people of Chesterfield, as well actively contributing to the climate change agenda by ensuring all homes are energy efficient.

“Investing in affordable and social housing has never been as important, so it is vital that we continue to enhance the borough’s housing needs and supply affordable homes.”

247 new homes to be built in Holmewood

Chesterfield-based Avant Homes Central has acquired a 28-acre site in Holmewood to deliver 247 new-build homes with a gross development value (GDV) of around £60m.

Called Earl’s Park, the development is located just a 10-minute drive from Chesterfield town centre on Tibshelf Road.

The development received planning permission in December last year, and will comprise a mix of two, three, four and five-bedroom homes showcasing 13 of Avant Homes’ design-led house types.

Prices will start from £209,995 for a two-bedroom terrace property to £389,995 for a five-bedroom detached home and work is due to start on site in February.

Of the 247 homes, 20 per cent have been designated to affordable housing. Avant Homes has also committed to community contributions of around £2.3m towards the provision of local education and healthcare.

The first homes are scheduled to be ready for occupation in September. The overall construction period expected to take approximately four and a half years.

Reserved Matters approval for 75 new homes in Calow

Woodall Homes has announced Reserved Matters approval for the residential development of 75 dwellings in Calow.

Further to Outline planning permission having been granted in December 2021, the brand-new development located on Top Road has now received Reserved Matters approval.

The new site will feature a mix of one, two, three and four-bedroom properties, including bungalows. The development will be accessed from Oaks Farm Lane, which is to be upgraded and will include a 2m wide footpath.

This development includes comprehensive landscaping proposals, providing for broad undeveloped areas of green infrastructure, wildlife-friendly habitats, native planting and additional hedgerows, plus the retention of existing woodland, which is to be protected. The public right of way through the development will also be maintained, providing recreational access to the countryside for the community.

‘Chesterfield’s development is no coincidence and can continue,’ concludes industry panel

Chesterfield has a unique offering and continued collaboration between the public and private sectors is critical in ensuring growth does not stop, according to a panel of industry experts.

Speaking at national contractor Willmott Dixon’s second ‘Towns of the Future’ roundtable – hosted at Tapton Park Innovation Centre – the 10-person panel discussed topics including the current building stock, skills, talent retention and investment.

It was agreed that identifying challenges in regeneration projects and collaborative working by the public and private sector can unlock potential hurdles.

The panel agreed conversations taking place are very encouraging – something, which is especially important at a time when regeneration projects amounting to a value of more than £1 billion are in progress.

Jerry Major, regional framework manager at Willmott Dixon, said: “Chesterfield has great potential and, because local authorities now understand what the private sector can offer more than ever before, the opportunity to make the most of different areas and create mixed-use developments is being unlocked.

“It’s vital that businesses in Chesterfield, both big and small, play an active role in promoting the careers available here and the opportunity to lead a fulfilling lifestyle. While we have been involved in projects in Chesterfield in the past, we understand the importance of maintaining our relationship with the stakeholders here and offering an advisory role to the public sector organisations in need of regeneration expertise.”

As part of the discussion, there were several references to Chesterfield Waterside and the Staveley Town Deal, though questions centred around what went right and wrong for Chesterfield in 2022, how can more attention be generated on what is happening in Chesterfield and what the focus of growth should be in Chesterfield over the next 10 years.

Dominic Stevens, manager at Destination Chesterfield, said: “Chesterfield has a clear growth plan, place story and sense of identity. The vision for Chesterfield has been in place now for more than a decade and we continue to see the positive results of this plan.”

“The public and private sector working together ensures developments keep moving forward while different sources of funding are available to gain.

“More relationships need to be formed so that it is not a small market competing for work, because there is so much potential here that we must all help to realise.”

Building on the success of Willmott Dixon’s two roundtables in Chesterfield this year, the national contractor looks to continue engagement with a range of stakeholders.

Chesterfield’s Lomas & Mitchell Architects featured on TV’s Grand Designs

Chesterfield’s Lomas and Mitchell Architects, a firm specialising in low-energy design recently featured in an episode of Grand Designs.

Broadcast next Wednesday, 28th September on Channel 4 at 9pm, the project featured a new, multi-generational home built on a small-holding in Derbyshire.

Jillian Mitchell, one of the directors at Lomas and Mitchell Architects, has been closely involved with the project. She commented: “The building design is a modern interpretation of a Derbyshire Longhouse, often a long, narrow building housing humans, animals and farm machinery.

“At the heart of the Longhouse is the kitchen and dining area, where everyone meets to prepare food and eat together.  With our project, a generous open-plan space will enable the whole family to gather.”

The building is a refined barn, with profiled cladding and a steel-framed structure.  Vertical fins – not yet installed, so they won’t feature in the programme this time – mirror the ‘hit-and-miss’ timber often found in barns to protect cattle and sheep from direct sunlight.  The dramatic roof planes relate to angles in the surrounding countryside and the building is anchored into the landscape on both levels.

Jillian added: “We have been privileged to work with a great team on this project, and have delivered this building in spite of the challenges from the pandemic, the shortages in materials and the on-going war in Ukraine.”

Jillian is also involved as Vice-Chair of Chesterfield’s Property & Construction Group, which brings together business leaders of the region’s property sector and Chesterfield Borough Council to shape and drive forward collaboration, investment, sustainability and skills across the town.

Woodall Homes to expand footprint with £10 million funding boost

A North Derbyshire housebuilder has secured a £10m funding package from Lloyds Bank to help ramp up activity and capitalise on the growing demand for new homes.

Family-run Woodall Homes, headquartered in Barlborough near Chesterfield, delivers high-quality homes across the Midlands and South Yorkshire. It has recently developed new properties in nearby Mansfield, Tansley and Bolsover.

Founded in 2011, Woodall will use the funding from Lloyds Bank to increase its number of active sites, expand its footprint across the region and maintain high-quality development across its portfolio.

The homes that Woodall delivers range from two-bed to large family homes and have a strong emphasis on premium-quality finishes. With each property tailored to its location, they are designed to complement local surroundings and are built with sustainability embedded in the construction process.

The firm’s turnover has grown by 25% over the last three years, with Woodall completing 60 homes in the last financial year. Woodall is now aiming to break the 100-home mark this year, with a view to completing 250 homes a year within the next five years. To bolster this growth, the business is looking to recruit five additional staff over the next year.

In December 2020, Woodall received a £4.25m investment from BGF. This created a step change in the aspirations of the group to accelerate acquisition of land in prime locations, and to increase development activity and building output. Finding the right banking partner to support future growth aspirations was the next natural step in the group’s evolution.

Experienced non-executive chairman Derek Mapp has also recently joined Woodall’s Board as it seeks to scale and drive quality. Mapp currently holds the same role at outsourcing group Mitie and has also held chair positions at the East Midlands Development Agency and Sport England.

Council seeks training provider for new Staveley Construction Skills Hub

Chesterfield Borough Council has published an exciting tender opportunity in order to secure a training provider for the Staveley Construction Skills Hub.

The Hub will provide an innovative on-site construction training facility where trainees can benefit from practical skills development in a wide variety of construction occupational areas on a live construction site in Mastin Moor.

Initially the Skills Hub will provide training in site and bench joinery, brickwork, ground works and electrical installation but in time the offer will expand to include training in retrofit and green technologies. It will be open to school leavers and other residents seeking to train or retrain.

There will also be a careers insight programme, which will be developed in collaboration with local schools, and opportunities for work experience to help young people make informed decisions about their futures.

The first cohort of learners will be engaged from the Autumn term 2022 with the training compound expected to be fully operational from September 2023.

Funding for the Construction Skills Hub has been allocated through the Staveley Town Deal and the land for the site has been provided by the Devonshire Group who are the developer for the major housing site.

The £25 million Staveley Town Deal is a significant milestone for the range of projects that will receive funding through the Towns Fund, which are being delivered by a variety of organisations including Chesterfield Borough Council, Derbyshire County Council, Staveley Town Council, Barrow Hill Community Trust, Chesterfield Canal Trust, Staveley Miners Welfare Football Club and Tawnywood Ltd.

Together the projects offer a once in a lifetime opportunity to improve the quality of life for residents, create new employment opportunities with higher level skills, ensure it is a place where everyone can be proud to live and guarantee that the town and its residents have a bright future ahead – supporting Staveley as a place to start, stay and grow.

Completion of new Jewson branch supports delivery of Chesterfield Station Masterplan 

Construction of a new Jewson branch on Sheffield Road has been completed. This is a key milestone in the £10.8m joint project, between Chesterfield Borough Council and Derbyshire County Council, to deliver the first phase of the Hollis Lane Link Road.

The new Jewson branch will open its doors on Monday 9 May as it relocates from its former home on Spa Lane.

The move will allow the construction of a new highway from Hollis Lane, extending Spa Lane up to the railway station car park. The Link Road will provide a new gateway from the south as part of Chesterfield Borough Council’s ambitious plans to regenerate the area around Chesterfield railway station.

The Jewson development has also delivered wider benefits to Chesterfield – contractors Morgan Sindall Construction have engaged directly with more than 1,000 students from Chesterfield College, Outwood Academy Newbold, The Bolsover School and Shirebrook Academy. The students have been encouraged to consider careers in construction and educated in what skills they will need to gain to pursue successful careers in the sector.

In addition, Morgan Sindall Construction has spent around £1million within the local supply chain, through sourcing building materials from local merchants and employing local sub-contractors for particular construction tasks.

Councillor Tricia Gilby, Leader of Chesterfield Borough Council, said: “The completion of Jewson’s new Sheffield Road branch signals another positive step forward for our plans to transform the area around Chesterfield railway station.

“The depot will provide a great new base for a much valued local employer, and also brings a longstanding empty site back into productive use.

“Making sure that developments also benefit the wider community is a key priority for us. We welcome the work that Morgan Sindall Construction has done within the local community both in supporting skills development and the local supply chain.”

Councillor Alasdair Sutton, Derbyshire County Council’s Cabinet Support Member for Infrastructure and Environment, said: “This is an important step in the process to develop the Hollis Lane Link Road, as the old Jewson site was needed. The link road will be a key part of the plans for the station area and we look forward to working closely with Chesterfield Borough Council on this important project.”

The Chesterfield Station Masterplan aims to create a welcoming first impression to Chesterfield for visitors by rail. New public realm is planned to establish a sense of arrival as is a boulevard of retail and leisure leading up to Corporation Street and the Crooked Spire. A new transport hub will make onward journeys easier, and a new cycle hub will enable visitors to hire bikes and e-bikes. The Hollis Lane Link Road will improve access to the railway station from the south and there are plans to replace the existing ‘land hungry’ surface car parks with multi-storey car parks freeing up the land for residential and commercial development.

Construction work on the first phase of the Hollis Lane Link Road is anticipated to begin later this year. The Link Road is part funded through a £3.8m grant from the D2N2 Local Economic Partnership.

As part of its wider plan to positively impact the local community in Chesterfield, Morgan Sindall Construction commenced work with Chesterfield College in 2021 on a programme of activities to demonstrate to students the many different opportunities that a career in construction can offer. The programme consisted of virtual talks on the works being delivered at the Jewson site, and in person site tours for craft trade and technical students.

Morgan Sindall Construction also supported Destination Chesterfield’s Made in Chesterfield campaign to celebrate local manufacturing and STEM industries with site visits and career events in local secondary schools such as Outwood Newbold Academy, Shirebrook Academy and Bolsover School.

Morgan Sindall Construction has also donated £16,350 to local charities including Ashgate Hospicecare and provided over 100 hours of volunteering time. Morgan Sindall Construction’s Wakefield office will be running its second charity football match later this year to raise more funds for local charities.
